Secondhand Homes Set to Lead Bangkok’s Housing Market Through 2027

Secondhand Homes Set to Lead Bangkok’s Housing Market Through 2027

The proportion of secondhand residential property transfers in Bangkok and its surrounding areas has continued to increase from 38% in 2019 to 56% of the total residential property transfers in the first half of 2026.

Looking ahead to the end of 2026 and into 2027, the proportion of secondhand residential property transfers is expected to remain higher than that of new residential property transfers. This is due to continued consumer pressure from high household debt, slowing household income, and stricter lending criteria for housing loans from financial institutions. Furthermore, secondhand housing prices tend to remain significantly lower than new housing prices, making secondhand housing a viable option for homebuyers with limited purchasing power.

Over the past four years, secondhand condo transfers accounted for 46% of all secondhand residential property transfers. In the first half of 2026, there were 20,724 secondhand condo transfers, representing 49% of all secondhand residential property transfers. The transfer price of secondhand condos has not increased significantly, averaging 1.6-1.8 million baht per unit. This reflects the attractiveness of these properties in terms of affordability, convenient locations, and investor interest.

The number of residential units listed for sale in Q2/2026 decreased, but the risk of oversupply still needs to be monitored

The number of residential units listed for sale in the second quarter of 2026 was 196,000 units, a decrease from the peak of 243,000 units in the first quarter of 2026. While the absorption rate of secondary residential properties in Bangkok recovered in the second quarter of 2026, the risk of oversupply needs to be monitored in the future.

Debt problems are accelerating the release of more secondary residential units from the Department of Legal Execution into the market. In addition, there is an increase in residential units from specialized financial institutions, commercial banks, and asset management companies entering the market. In the second quarter of 2026, a total of 63,753 residential units were listed for sale by this group, the highest level in the past 10 quarters. Although these units are gradually being absorbed by demand, the continuous influx of new supply into the market poses a risk of oversupply.

A survey by SCB EIC in 2026 found that interest in secondhand housing increased from the previous year across all property types and price ranges

Over 70% of those planning to buy a home in the next five years are interested in purchasing second-hand properties, across all property types. This proportion has increased compared to the previous year’s survey, reflecting a greater emphasis on value for money among prospective homebuyers. This includes considering usable space, suitable location, acceptable condition, and affordable price. Furthermore, interest in second-hand properties priced above 10 million baht has increased significantly from the previous year, indicating that interest in second-hand housing is no longer limited to lower-to-middle income earners but has expanded to include high-income groups as well.

The sale of secondary housing supply supports the supply chain and contributes to a housing market recovery, while the launch of new projects requires caution

Online real estate platforms and real estate agents can expand their services to become one-stop services and utilize data analytics throughout the customer journey to improve service quality, leading to more transactions and generating revenue from a wider range of services . Meanwhile, businesses that buy secondhand homes for renovation and resale will have increased opportunities , but will still face competition from real estate developers who are likely to expand into the secondhand market through their own real estate trading platforms and businesses that buy, renovate, and resell secondhand homes.

The government could introduce measures specifically designed to support the purchase of secondhand housing, including tax breaks, low-interest loans, and loans for renovation and extension of existing homes. Furthermore, creating a database of secondhand housing reflecting actual appraised and transaction prices would build confidence in the market. Accelerating the sale of accumulated secondhand housing supply would instill confidence in developers to create new projects, stimulating the overall housing market and leading to a faster recovery.

The high cumulative supply of secondary housing means that real estate developers must proceed cautiously with new project development. When developing new projects in each location, developers must consider the cumulative supply, the absorption rate, and the price of secondary housing in that area simultaneously.
